This charge is for us taking the time going to the tax assessor and paying the taxes. We will need the customer to provide us a cashier’s check made out to the appropriate taxing authority or if the customer cannot pay then it will have to be deducted from the sales price (if being sold) and debited from the seller on the HUD. There will be no charge if the customer pays taxes and gives us the Form 1076.

Skip Tracing Service
We also offer skip tracing services on more difficult situations. Sometimes a home has been sold multiple times without the proper transfer of ownership. We can track down previous sellers to get signatures for the title transfer. This will require more time and effort and will be charged per hour.

Release of Lien
This is us coordinating with the mortgage company. The client will have to sign authorizations for us to speak directly with the mortgage company. There is no charge if client can provide to us or if they call the mortgage company to retrieve. If there is a balance owed, then that will not be paid off until closing. If that is the case, then the Application for Statement of ownership will have to be transferred after closing and a release of lien is provided by the lender

Yes, just like a car title or other State licensing you can go to the state website www.tdhca.state.tx.us and follow the directions. However some things can be hard to understand, that's what we find most often is people have sent in the title but it was never completed and thus never got transferred, so if you choose to go this route keep checking to make sure you get it done and if not call us, we are here to help!
